Foundation checked for stains, cracks, and moisture accumulation. Structural wood and interior insulation checked for integrity. In addition:  adequate venting and proper vapour barrier.

Plumbing/Drainage

Indoor plumbing and drainage to be checked for signs of damage, decay, leaking, and stains. The water heater and/or water pump should be assessed, and hot water temperature to measure.

Electrical Wiring

Full inspection of visible electrical wiring, including "knob-and-tube" wiring, if present. Electrical panel must be checked for capacity, connections, fuses, and breakers. Check for code violations.

Heating and Cooling

Complete inspection of the HVAC system – airflow, forced air, chimney connection, combustion odour, and air filter(s). Check the condition and performance of HVAC ductwork (in and out).
